Poor purchasing experience and product quality. Do not buy from DR Horton. They are terrible for the buying process and the quality of the home. I had several problems.

The AC of suite master (W.I.C., Room and bathroom) NOT working.
The rain is infiltrating by front wall home (both rooms).
There is no power at all the outlets in the kitchen.
The garden is not being watered because the sprinkler is not working. The garden is dying.
The SPECTRUM can't install internet, and they tell me that a problem is from DR HORTON.
The pantry lock is damaged.

Someone leaved a door at lanai.

I wish I had read these reviews before I purchased. Even though I currently been in my home over a year, it was a big letdown. Our doorbell only worked properly for about a month. We have complained 4 times and it has been looked at 3 times, still not working. We complained 3 times about not having any grass in the backyard and was told that if our grass in the back didn't grow within a year they would fix it but they blew that off so we have been paying someone to try and get grass so we can enjoy our backyard.

The upstairs cabinet in the bathroom is separating from the wall again after they supposedly fixed it. The baseboards are separating at the corners in numerous places throughout the house. The Siding is separating on the back of the house. The vent that holds the filter is starting to fall from the ceiling again upstairs and the list goes on. I opted for a new construction home because I thought I would be a good choice as a first-time home buyer, but I think I was wrong. At this time I would not at this time recommend any of my friends to buy here.

Let me preface this review, by first stating that I have contacted the corporate office 3 times by phone, and yet, no movement on the items listed for repair. Firstly, I was rushed through my final walk through by a stern, ridiculous male, that bullied his way through every area I noticed needed adjusted. He had a comment and excuse for why there were simple issues not already addressed (stucco clearly not patched, bugs littered throughout the house, dents in the walls, cabinets with dents, grout all over baseboards, etc.).

Among the running and growing list of items yet unresolved (I closed on my house on 9/31/22), there’s water damage underneath my sink, grout along all baseboards of my 1600 sq ft house, grout holes, fire door to my garage that was installed incorrectly (top bolt doesn’t close, in addition, my neighbors have a keypad lock on theirs, so yet another issue to address one of these days..), the garage door is smaller than the original size, all doors have damage to ALL corners, door hinges have putty sloppily placed on due to inadequate measurements when installing, cabinets that have soft close doors, in which many don’t, shower door is still unstable after adjustment, I could go on and on.

I paid a huge chunk of change for this house, it’s new, it’s my first home, I specifically looked for a new build to avoid the chaos of repairs, and here I am. My driveway needs to be re-poured for the second time, due to the expansion joint cracking and buckling (among most of my neighbors now on their second pour as well). Perhaps, one of the most frustrating issues, is that there’s ZERO accountability and ZERO quality control. If a technician or professional is sent to my house, and has no clue what they are there for, and I can’t communicate with them in English, there’s a significant breakdown in this company. This is beyond ridiculous. I wish I could tell you how many times a trade has been sent back and returned MULTIPLE times without solving the initial issue AND damaging my walls or property while “fixing” the issues.

This is a disgrace, shame on you D.R. Horton. You all should be ashamed on yourselves for hiring such ignorant, low bidding workers, to “fix” issues for us homeowners. I challenge anyone who is looking to buy from Dr-go speak to neighbors-I bet any money they will tell you to run and never look back. I’m disgusted and fed up. Next step is the BBB. Maybe someone will listen and act before this company takes itself down.

I feel like I'm in a nightmare that I couldn't wake up from! It’s been 3 month since I filed a warranty claim and they still haven't fixed everything that they promised they would! They denied 90% of my claim, came up with a bunch of excuses why it’s not their responsibility! And now we’re already facing another problem! Half of our community experienced leak due to the recent ice storm. DR Horton won't take responsibility for it! They said it’s an act of nature! None of the people I know experienced this! And it seemed to be concentrated in one area which is our community! I have a 50 year old home that never gave me this much problem! There wouldn’t be ice dams if the builder knows what they’re doing. It’s caused by inadequate insulation and lack of ventilation which is clearly the builder’s fault! We are now looking to file a class action lawsuit against this company!

I recently bought a new home From DR Horton Homes and it was an aggravating experience from the beginning! Jennifer ** loan originator did not handle my transition well. From the very beginning all my paperwork had the wrong address on it. After I informed her that the address was incorrect, she still wanted me to sign the paperwork so it could get sent to underwriting ... which I refused! She lacked in the communication field as well. I would text and call but they would not be returned.

After I got another lender involved I received 3 phone calls from different representatives of DR Horton. I felt like I was being pressured and guilt tripped. Jennifer ** specifically gave me a phone call when she found out that I had another lender running numbers for me to see who could get me the best deal. Jennifer tried to guilt trip me telling me that she's been working on my loan for the past month and if I don't close with her then she doesn't get paid. That is very unprofessional! I told her if she wanted paid, then she needed to get me the best deal possible.

I also received a couple phone calls from GARY ** (who was the model home representative / Broker) after he found out another lender was involved. He explained to me all the benefits that I would be missing out on if I went with another lender including the $4000 credit towards closing costs. He informed me that it was against the law for the title company to forward any information to Milestone Mortgage even though I gave them explicit permission to do so. Which is a Lie... once again, I felt pressured and bullied. I then got a phone call from Mary Ann ** (DR Horton Branch Manager) who actually listened to my concerns and followed through with actions on getting me the very best rate possible. That is the only reason why I closed with DH Horton.

My initial walk-through, I pointed out many items to Rob (building superintendent) some of which did not get written down on the list. At the final walk-through (the night before closing) many things were still not done. I contacted GARY ** to make sure that these items would be completed after closing, which I was informed by GARY that nothing on my list had to be completed at all and that I was still legally obligated to close in the morning. I informed GARY that if these items were not taken care of, then I would not be closing which he replied back...If I did not close on the schedule day, I would be charged $150 per day until we closed. I informed GARY that I'm not obligated to close at all, which he replied that I would be walking away from my $15,000 earnest money. Which this also is a lie! I called the attorney general and contacted a real estate lawyer for clarification of Indiana state law. My real estate agent also called her legal team for clarification on walk-throughs and failure to complete items addressed to be fixed.

Scott ** the builder superintendent came to the rescue. We pushed closing back and He met with me at the home listened to my concerns and agreed that they needed to be fixed. He made phone calls and gave me dates and times that these items would be taken care of. I closed on January 12 at approximately 2:30 PM because of Scott ** and Mary Ann **! I feel that they were the ONLY two people who actually listened to my concerns and worked with me to get them resolved! This is the ONLY reason why I gave a score of a 4 out of 10 … No instead of a ZERO! Everyone else made me feel very uncomfortable, pressured and bullied, which definitely are not the feelings that you want to feel when you're buying a brand new home!

How I wish we would’ve done a research before purchasing a home at half $1 million to this DR Horton Xpress builder. This has been the worst experience. I just looking at our hard-working money being paid to these builders that didn’t even have a passion of caring about to whom it was, that will be living at this at this property. We have nothing. I have nothing but problems in this property. Everything is cheaply made. The floors are chipping. Everything’s made out of particleboard. The floors are bubbling. The sinks are scratching. The toilets are rusting. Sinks are cheap. Toilets cheap. Paint on walls are painted horribly. Carpets cheap.

This whole development was literally built within a few months which should’ve told me a lot about that property while other builders such as Lennar and others are actually taking their time because they have a passion of those who are spending their hard-working money to be able to purchase a home. It saddens me because this is like the Kmart of builders. I’ve had nothing but problems since we purchased this home about a year and a half ago. The first few weeks of having a home it was just nothing but problems. I was in my husband’s ear every day asking him. "Why did we buy this house?" I honestly wish. Wish we just did our research. They got all these people's money for homes. They cared nothing about the DR Horton brand. Smh. 1 year warranty was just not enough.

As the time goes by the same issues reoccurring. I HATE this feeling soooo bad that we are wasting our money. Every single thing in this home is cheap. The only best feeling was walking in feeling like it was a new home, but it was cheaply made. I’m so upset. The appliances or rusting. Sinks are rusting. When wiping toilet seats they strip paint. Shower cheap. Cheap EVERYTHING. Paint on outside house is blotches. Just sad.

When you do your final walk-through, make sure you inspect every single thing in the home. Look for chips in the countertops, cracked tubs, everything because even though they’ll tell you you have 30 days after you move in to turn a list of things you find in, they don’t honor that. They pick and choose what they’re going to fix. I have a crack in my tub that was brought to their attention with the 30 day list that I had to turn in and they’re refusing to take care of it because it wasn’t caught on the final walk-through. I was concerned about the negative reviews I was reading prior to purchasing, but I was assured by the salesman that their customer service was wonderful, and that they were a builder that took care of things.

My best advice to you is make sure that you have plenty of time for your walk-through and that you don’t miss anything because otherwise you’re out of luck. I have managed to get them to take care of a couple little things but two of the things that I feel are major are not gonna be taken care of. Keep all documentation and make sure you have any conversations documented as well. The house is cute not the greatest build quality wise, but I would’ve been happy if they would have just taken care of the items that I listed. I would’ve given them a good review, but because they can’t take care of a crack in a tub that was there prior to closing that their people should’ve caught they’re getting bad reviews.

Like others have expressed, very slow closing, poor communication, many items outstanding on punch list, no promises to fix prior to closing. We ended up pushing through. Now, we cannot get a keyfob to the clubhouse. It's been 4 months since closing and no one on the DR Horton team will respond to us or help us with this request.

He also followed up to make sure the vendor contacted us and scheduled us for the work. It’s too bad it took so long to get to this point but we’re so happy Joe got involved and got things done. We bought a new construction home from D.R. Horton and closed in August 2023 after many delays. We were rushed into closing while many items were still being completed and didn’t move in for a week. They didn’t get everything done so now we’re working with the warranty department. Our assigned representative is non-responsive- doesn’t answer emails.

Still waiting for missing trim on a closet door and missing window screens and locks on windows after 4-1/2 months. We're told the vendor has been notified but we never receive any contact from them. We expected good quality work but the wall texture looks terrible and we have chips on our tile everywhere. Also bad caulking and grout jobs, sloppy painting and bad workmanship around electrical outlets. We’re likely going to fix many of the issues ourselves which is so disappointing. We bought a new home to avoid this very thing! I wish their warranty group cared more but they just don’t. We’ve heard the same dissatisfaction with warranty items being ignored by many of the residents in our development.

Closed in late May 2023, so it's been less than 8 months. My latest issue is that the shingles are falling off my home and D.R. Horton warranty says this is "normal". One whole section and other single shingles fell off yesterday. Other shingles and sections are visibly loose. More many have fallen off overnight. D.R. Horton warranty blamed "high winds", called it "an act of God", and told me it's my problem.

This is not normal! This is poor workmanship. The warranty department told me that I need to prove that it's poor workmanship or defective. From reading these complaints, I see that if I attempt to do that then D.R. Horton will deny my warranty claim again because they didn't get a chance to inspect it first. So, I'll be talking to an attorney today.

My first major issue was a leak due to the improper installation of an exterior component. They fixed and remediated the exterior and interior issues. However, it took a ridiculous 2 months to complete so the work because they sent a guy to inspect the outside. Then he had return a week later to fix it. In between that, two non-English speaking men show up talking about the leak. D.R. Horton waited until the exterior was repaired before assessing the interior damage and wet carpet.

After D.R. Horton looked at it, they scheduled another company to assess it. Then they had to wait on his report before scheduling the next contractor. Then it was 3 days with the remediation machine to dry everything out. And finally another week or so before there replaced drywall and baseboards (mud and paint as well). The carpet was melted in two places from the heat gun they used to dry everything, but I was just so over the endless intrusions that I didn't even bother reporting it. The carpet is cheap garbage anyway so it won't last more than 5 years.

The second major issue (dryer vent not venting...which is only a fire hazard) remains unfixed because D.R. Horton's HVAC contractor never showed up for the schedule appointment and can't be contacted. After a month of "phone tag" (it's not really phone tag if I can't leave a message and they don't know I'm calling) following them blowing off my appointment, they finally rescheduled...but then called me back a few minutes later to reschedule again because they need to get "supplies" to fix my issue. I found that extremely interesting since they haven't inspected anything. Apparently, they already know what they're going to find.

There are other issues that need to be addressed before the 1 year. It's just insane. I never expected a brand new home to come with so many issues. I've never known anyone personally to have such issues with a brand new home. D.R. Horton only cares about their bottom line. They take no pride in their homes. It's like Ford with the Pinto defect. They'd rather deal with a few lawsuits and class actions rather than fix the problem.
