Rainwater Run, by Craftmark Homes, is a development of seven single-family houses with woodsy views and generous lot sizes on 13.3 acres in Fairfax County, Va. Near Interstate 66 in Oakton, it’s about 20 miles from D.C. at what the developer describes as the intersection of “contemporary elegance” and “rural charm.”

The location is still graced by some of the thick woods from which Rainwater Run emerged, and there is a small pond dug by the previous owner. Three properties remain for sale: two move-in ready houses and a much larger lot for a house, as yet unbuilt, that can be customized by the buyers and ready to occupy in the fall.

The move-in ready houses have two floor plans, the Maiden and the Biltmore. The 5,638-square-foot Maiden house, on 0.82 acres, has two floors above a finished basem*nt. It has four bedrooms, five bathrooms, including a powder room, and two flex rooms that could be used as bedrooms or for other purposes.

The first floor has 10-foot ceilings and a two-story foyer. A home office and separate study have large windows with views of the woods. Open-concept space on the first floor includes a living area with a gas fireplace, a breakfast area, the kitchen and the dining room. The kitchen has an island with a quartz countertop and seating, and there is a walk-in butler’s pantry with shelving. Beyond the kitchen, a mud room connects to a three-car garage.

The second floor, with nine-foot ceilings, has a primary bedroom suite with two walk-in closets and a pass-through to the en suite bathroom. The primary bathroom has a separate shower and tub, two vanities and two linen closets. A flex room off the primary bedroom could become an additional bedroom or an office. Two more bedrooms, both with walk-in closets, share a bathroom and a linen closet. A fourth bedroom has a walk-in closet and en suite bathroom. A laundry room has cabinets and appliance hookups.

The finished basem*nt has a recreation room that includes an alcove with space for an optional wet bar, and a full bathroom. An adjoining den includes a walk-in closet. A door from the recreation room leads to outdoor stairs to the backyard.

Craftmark Homes is offering $60,000 in closing cost assistance for the $2.3 million house. Craftmark sales representative Lori Windsor said this assistance is intended to help with the cost of landscape terracing in the backyard, which has a steep hill.

The second move-in ready house, with the Biltmore floor plan, also sits on 0.82 acres. The layout of the 6,192-square-foot house is similar to the Maiden’s, but differences include a rear-facing study, a living room with a window seat at the front of the house and tray ceilings in the living room, dining room and foyer. On the second level, the primary bedroom connects to a sitting room. In the basem*nt, the Biltmore has a bonus room next to the recreation room. The Biltmore is listed at $2.4 million, with $30,000 in closing costs assistance.

Both move-in ready houses are Energy Star-certified for energy efficiency and have Thermador and Bosch kitchen appliances. The Maiden has brushed gold accents in the bathrooms, and the Biltmore has matte black accents.

On the third lot, Craftmark plans a four-bedroom Maiden house on 3.96 acres backing up to woods and a stream. The property is priced at $2.13 million, with $30,000 in closing cost assistance, Windsor said.

Community amenities and recreation

Rainwater Run is less than three miles from Fair Oaks Mall and from Fairfax Corner, with boutique shopping and a movie theater. Within a 10-mile radius are Wolf Trap, a premier outdoor and indoor concert destination, Dulles International Airport and the National Air and Space Museum’s Steven F. Udvar-Hazy Center, near the airport.

Transportation

Rainwater Run is about a mile from I-66. The Vienna Metro station, on the Orange Line, is about four miles away.

What sets it apart

The distinctive green and rolling hills and stately retaining walls make Rainwater Run a visual standout, Windsor said. With larger and more private home sites, it has serenity, seclusion and more wildlife than similar communities, she said.
